Development at Local Space
Local Space is a leading developing housing association, bringing new, high-quality homes throughout East London and surrounding areas. We achieve this through acquiring new build homes and by refurbishing existing properties.
We are passionate about making a positive difference to people’s lives and communities, and we work closely in partnership with local authorities in London Boroughs to help tackle the shortage of quality affordable housing. You can view some of our recent development projects below.
Our Growth Programme 2016 - 2021
We began a growth programme in 2016, the delivery of which was expected over 5 years. This programme aimed to provide a minimum of 969 additional homes to our 2016 portfolio of 1,817 social housing homes, to rehouse local families in housing need.
To address the housing challenges in our areas of operation, Local Space acquired:
- 882 properties as of 31 March 2021 converting these into much needed homes for local residents, offering these to:
- London Borough of Newham
- London Borough of Waltham Forest
- London Borough of Tower Hamlets
- and Key workers.
When surveyed our residents told us that they were happy with the new homes we are providing, achieving over 95% satisfaction levels and exceeding our target.
- The growth programme for the London Borough of Newham continues into 2021/22
- We are extending the delivery programme for the London Borough of Waltham Forest for the next two financial years
- A new strategic partnership has also been formed with the London Borough of Tower Hamlets, to provide homes to assist families in need of housing.

Cyprus Place, Beckton
A new build scheme providing high quality, ready to let accommodation in a former public house. The development comprises three 2-bedroom apartments provided to London Borough of Newham for residents, and one 1-bedroom apartment to rehouse a keyworker from Local Spaces’ waiting list.
New Enterprise House
Located in Barking & Dagenham, New Enterprise House is a development of new build apartments. Local Space now own a total of ten apartments within the development.

OUR SUSTAINABLE APPROACH TO DEVELOPMENT
We are committed to a sustainable approach to all our development work and have expectations from our suppliers, partners, and contractors to meet our high standards.
Local Space is committed in its ambition to deliver energy efficient homes through working with partners across the industry. This is supported by high tenant satisfaction survey results with our residents reporting high satisfaction levels in their new homes.
Local Space acquires all its homes in sustainable locations, with excellent access to local transport links, education, community spaces and local amenities.
All homes acquired by Local Space are upgraded to a higher energy efficient standard. Where needed, residents benefit from retrofit measures, for example cavity wall and loft insulation, and boiler upgrades. Local Space work towards achieving high energy efficiency ratings for newly acquired homes, the higher the rating, the lower the fuel bills are, giving prospective residents an indication of how much their energy bills will cost.
