Your tenancy agreement

Your tenancy agreement is your contract with us and provides information about your rights and responsibilities.

Your responsibilities

Your responsibilities include:

  • Paying rent on time.
  • Allowing access to your home for repairs and safety checks.
  • Notifying us of any changes to your household.
  • Keeping your home in good condition.
  • Keeping shared areas clear and tidy.

Your landlord's responsibilities

As your landlord, we will:

  • Visit you six weeks after you’ve moved in to check everything’s okay.
  • Check the shared areas in and around the homes we own and manage and solve any problems we find.
  • Deal with antisocial behaviour and nuisance problems.
  • Help people with questions about their tenancy.
  • Investigate and solve problems with tenancies or neighbourhoods.
  • Work together with local councils and other neighbourhood groups, like the police and social services, to maintain our neighbourhoods.

Tenancy types

We offer three different tenancy types – assured shorthold tenancies, assured tenancies and fixed-term assured shorthold tenancies.

We believe that everyone deserves a safe and stable place to call home, which is why we provide settled homes. This means that tenancies can continue as long as you are happy living in your home and you follow the terms in your tenancy agreement.

You can view a copy of a standard contract of each tenancy type below. You will have been provided a copy of your tenancy agreement when you moved in, but if you want another copy, please contact us.

Assured shorthold tenancy agreement

Most of the tenancies we offer are assured shorthold tenancies, which is a standard agreement between a landlord and tenant(s). It provides fewer securities than an assured tenancy agreement.

Assured tenancy agreement

Some of the tenancies we offer are assured tenancy agreements, which offer a longer-term agreement, with more securities.

Fixed-term assured shorthold tenancy agreement

The tenancies we offer to keyworkers are on a two-year fixed-term basis, which is possible to extend following agreement from you and your landlord.

Antisocial behaviour

Being respectful and tolerant of your neighbours ensures that your home is a peaceful and pleasant place to live. We know it takes courage to report antisocial behaviour, which is why we will offer support if you experience antisocial behaviour in your community as a victim or a witness.

If we are contacted about antisocial behaviour, we will:

  • Investigate all nuisance cases reported to us fairly and sensitively.
  • Keep a record of the information we’re given.
  • Offer you advice as to what can be done to tackle the situation.
  • Keep you updated with any actions we take in response to your report.
  • Involve other parties, such as the police, if necessary.

We want people to live safely in our homes. We take domestic violence and abuse extremely seriously and we’ll support people who are being abused in any way we can. Where we think people are at risk, we will sometimes offer help, even before we’re asked.

If you’re suffering from domestic violence and abuse, you should contact us and/or the police. Citizens Advice has a list of organisations which could help you get the advice and support you need. This includes the National Domestic Abuse Helpline which provides free 24-hour advice via their helpline on 0808 2000 247.

Our domestic violence and abuse policy reflects our committment and approach to supporting our residents, including training our staff to deal with issues reported sensitively.

Ending your tenancy

If you want to end your tenancy, you will need to:

  • Notify us in writing (letter or email) at least four weeks before you want to end your tenancy. To fit in with your payment weeks, the date you plan to end your tenancy has to be a Monday.
  • Pay your rent until the end of your tenancy, which will always fall on a Monday, and any money owed to us for repairs or unpaid rent payments.

When you notify us that you want to end your tenancy, we will arrange a time with you to inspect your home and see if there are any repairs you need to carry out or pay for before you leave.

When you move out of your home, you should:

  • Leave the home clean, empty and tidy.
  • Ensure the garden is in a good condition.
  • Bring back all keys to the Local Space office by 12.00pm on the Monday when your tenancy ends. It’s important to return your keys on time, otherwise we may charge you another week’s rent.

If you live in social housing and you’re thinking about moving, you might want to consider a mutual exchange or an internal transfer.
